We are currently looking for an experienced
Property Manager
80–100%
for a commercial portfolio of two institutional clients.
Tasks:
- Independent coordination of maintenance and repair work as well as ensuring execution quality.
- Responsibility for small to medium construction projects including schedule, cost, and quality control.
- Review of tenant claims (e.g., rent reductions) and participation in conciliation negotiations.
- Preparation of budgets, owner reports, and variance analyses; review and approval of statements.
- Comprehensive management of rental contracts (residential & commercial) including rent analyses and professional complaint management.
- Identification and implementation of optimization potentials as well as independent execution of administrative takeovers and handovers.
- Preparation of regular reports and active participation in process optimizations.
- Conducting market analyses and deriving measures for portfolio development.
- Advising owners on market rents, vacancies, and location factors as well as supporting rental strategies and viewings.
- Application of relevant legal frameworks and proactive vacancy planning.
- Portfolio management in line with strategy and professional support of owners and tenants.
- Regular exchange and strategy meetings as well as deriving recommendations for action from feedback.
- Professional and personnel leadership of team members, including feedback, coaching, and promotion of further development.
- Open, transparent communication within the team.
Requirements:
- Completed training in the real estate sector (Federal Specialist Certificate in Property Management)
- Experience in dealing with customers
- Several years of professional experience in the operational management of residential properties
- Enjoyment of digital tools, openness to new, smart solutions
- Sound knowledge of tenancy and contract law as well as real estate accounting.
- Strong communication and organizational skills.
- Independent and proactive working style as well as a high service orientation.
- Courage to question things - and enthusiasm to help shape new developments
- Very good German language skills
- Confident use of common real estate tools (e.g., Rimo, Tayo, Immopac, MS Office) as well as reliable data maintenance
