Your area of responsibility
Swiss Life is the largest private real estate owner in Switzerland and thus provides many people with living and working spaces. In the Real Estate Switzerland division, 90 real estate specialists from the areas of portfolio and asset management, construction trusteeship, acquisition as well as accounting and controlling are entrusted with the owner tasks.
In this dynamic and constantly growing organizational unit, we are looking for a Real Estate Asset Manager with a focus on residential properties in German-speaking and southern Switzerland starting immediately.
- Optimization of performance for the assigned sub-portfolio by developing property scenarios/strategies based on the overarching real estate strategy
- Portfolio development and collaboration on project developments, realization of utilization reserves within the framework of replacement new buildings and/or extensions/densifications
- Collaboration in the development of renovation and conversion projects, preparation of investment and profitability calculations as well as review and processing of loan applications
- Marketing or management of external marketing companies
- Preparation, negotiation, and conclusion of relevant commercial lease agreements
- Enforcement of owner interests in the area of property management and issuing instructions to external property management companies
- Basic preparation as well as financial planning and control for the property budget
Your strengths
- Very good knowledge of the Swiss real estate industry (focus on residential and office space market) with several years of professional experience in the real estate sector, ideally technical and/or business administration education and further training towards real estate portfolio management or federally certified real estate trustee
- Experience in applying conventional and financial valuation methods
- Solid and practical knowledge of tenancy and construction law
- Entrepreneurial thinking, team-oriented, communicative personality with negotiation skills and above-average resilience
- Very good written and spoken German skills as well as good spoken and written English and/or Italian skills are an advantage
- Good user knowledge of MS Office applications, immopac is an advantage
