For our growing Facility Management organization we are looking for a Project Manager to join our team:
Responsibilities
- Works with in-house and client program management, design, workplace strategy, and IT/AV teams to develop project parameters
- Reviews, understands, and comments on lease specifications, vendor requirements up to refurbishment conditions
- Translates project requirements into strategy for design and construction
- Is responsible for Cost Management; maintains project anticipated cost report (ACR), creates project cash flow reports and coordinates the rolling Capital Expenditure Plan; Work with construction lead to generate project budget
- Ensure that all projects are delivered on-time, within scope and within budget
- Ensures with the Regional Capital Project Lead that the project team and all other Stakeholders are managed to deliver to parameters agreed in the project charter (customer brief, headcount, time, cost, quality, safety, and customer satisfaction)
- Meet budgetary objectives and make adjustments to project constraints based on financial analysis
- Use and continually develop leadership skills
- Works with landlords and building & department representatives to ensure on-time delivery of lease required scope
- Work with local municipalities to understand and to expedite the permitting and inspection process
- Is responsible to manage and drive Project KPI
- Drives process improvement and compliance within internal and external playbooks along with corporate design standards
- Owns the delivery including handover to operations or until full close out has been agreed, whichever applies, including site selection, design, budget/cost/changes, schedule, procurement, construction, and handover to Facilities, performance feedback and lessons learned
- Documents project status, team meetings, prepares stakeholder correspondences
- Follows the stage process and integrated delivery model for all projects, supporting project delivery from Initiate to Close
- Is constantly identifying and managing risks, communicating, and reporting issues, health status and action plan across all elements of the project
- Identifies and appoints project consultants and teams through RFP process
- Works in demanding environments, managing change, multiple projects, and deadlines
- Vendor invoice management (execute POs, review, and track invoices, negotiate change orders)
Person Specification/Requirements
- Minimum of 5 years proven Project Management experience in an M&E, FM ,construction or critical environment
- Proven experience of running a P&LProven experience in all facets of project management for real estate projects including planning, design, construction, occupancy and closeout.
- Manage delivery of several real estate projects at any one time through the project life cycle, e.g. programming, design, construction, occupancy, and closeout.
- Excellent client-facing and internal communication skills
- Excellent written and verbal communication skills (German & English)
- Solid organizational skills including attention to detail and multitasking skills
- Requires knowledge of financial terms and principles.
- Ability to calculate intermediate figures such as percentages, discounts, and commissions.
- Conducts financial analysis.
- Strong working knowledge of Microsoft Office
- Project Management Professional (PMP) / PRINCE II certification is a plus
- Bachelor's Degree in appropriate field of study or equivalent work experience
