Senior Property Manager Site Management Zwhatt (a) 100% in Winterthur

Our company operates throughout Switzerland and primarily manages properties from the Pensimo Group. 

For our future-oriented real estate portfolio, we are seeking an experienced and committed individual as Senior Property Manager Site Management Zwhatt 100%. With the new urban district Zwhatt in Regensdorf-Watt, you can expect an exceptional environment: an urban and vibrant quarter with apartments, commercial spaces, diverse uses, and a strong community, directly at Regensdorf station 
 
In this responsible position, you are the central contact person for the operational management and further development of the site. Through your presence on site in the settlement office, you ensure a high level of service quality and personal support for tenants and users. You coordinate internal and external partners and actively contribute with your real estate expertise to the development of Zwhatt as an attractive, lively, and sustainably successful location.

Your Responsibilities

• Operational responsibility for the management of the Zwhatt site in Regensdorf with its various residential, commercial, and community uses 
• Independent management of a demanding and dynamic real estate portfolio with complex tenancy relationships and diverse stakeholders 
• Professional leadership of the Zwhatt management team with two other employees
• Ensuring professional, efficient, and customer-oriented property management on site 
• Central contact person for tenants, owner representatives, authorities, service providers, and other external partners 
• Coordination and support of maintenance and warranty management during renovation and new construction 
• Support in the further development of operational, usage, and site concepts 
• Active participation in the enhancement of the district quality and community of Zwhatt 
• Organisation and support of events and activities to promote neighbourhood life 
• Management and coordination of external service providers and ensuring high execution quality 
• Responsibility for budget control, cost management, and site-specific reporting 
• Analysis of relevant key figures and development of measures to optimise operations and profitability 
• Close collaboration with internal specialist departments as well as owners, project developers, and other stakeholders
• Active support in the further development of the location

What You Bring to These Tasks

• Real estate-specific education and training, at least federal diploma as property manager 
• Several years of professional experience in managing complex commercial, residential, and/or development sites 
• Solid experience in site or property management and enjoyment of a dynamic, evolving environment 
• Entrepreneurial mindset combined with a structured, solution-oriented, and pragmatic working style 
• Confident and reliable manner towards tenants, owners, authorities, and business partners 
• High service orientation and strong communication skills 
• Enjoyment of collaboration with various internal and external stakeholders 
• Experience in supporting construction, renovation, and maintenance projects is an advantage 
• Fluent German language skills 
• High IT affinity, ideally experience with GaraioREM and MS
