Swiss Life Asset Managers is responsible for the real estate asset management of the entire Swiss Life Group as well as third-party business (pension funds/real estate funds) in Switzerland with a total investment volume of over CHF 40 billion. This includes the exercise of ownership functions in the existing portfolio, the client representative function in renovations and new constructions, the acquisition of existing and new properties, as well as controlling and reporting.
In this exciting environment, we are looking for you as Project Manager / Client Representative (m/f/d) in the Production D-CH team at the main location in Zurich.
The Role
- Proactive stakeholder management as well as confident representation of client interests towards contractors, authorities, and other stakeholders
- Establishment of the project organization and management of the (external) project teams as well as assuming the interface function to external and internal stakeholders
- Management of development and existing projects from the engineering phase as well as client representative leadership of new construction and renovation projects with overall responsibility
- Conducting technical due diligence for acquisitions of existing and new construction projects as well as real estate portfolios
- Supporting portfolio and asset managers in developing property strategies as well as in questions of structural renewal and maintenance needs
- Ensuring the technical, contractual, and financial handovers or takeovers of development projects from the engineering phase
Expertise
- Completed training as a technician HF in building construction or civil engineering or comparable technical education, as well as a university of applied sciences degree
- Excellent knowledge of project and construction process management as well as technical understanding with demanding projects in the integrated model / total service / general contractor (at least 5-6 years of professional experience with the same employer). Proof of executed projects from planning to acceptance in Switzerland.
- Competence in the economic assessment of construction projects (construction cost/revenue ratio) / construction cost knowledge (benchmarking)
- Responsible personality with an entrepreneurial attitude, negotiation skills as well as pronounced strategic, networked, and analytical thinking
- Good networking in the real estate industry, construction sector, and authorities
- Interdisciplinary collaboration with other departments / areas in Real Estate CH
- Good legal knowledge (construction, contract, tenancy law) and good knowledge of Swiss standards
- Very good German skills in spoken and written form. English and/or French skills are an advantage
- Management of development and existing projects as well as client representative leadership of new construction and renovation projects with overall responsibility
- From building permit or engineering phase, leading new construction and renovation projects client-representatively through all planning and implementation phases – with overall responsibility for costs, deadlines, quality, and regular reporting.
