Over the past ten years, we at crowdhouse (Switzerland) AG have evolved from one of the most successful start-ups to one of the most significant real estate asset managers in Switzerland. We have revolutionised property ownership and made the purchase and sale of investment properties transparent, accessible, and efficient through our proprietary software. Today, we are responsible as asset managers for a residential property portfolio valued at more than CHF 1.8 billion.
We are now facing our next growth phase, aiming to break into the top 10 largest Swiss real estate asset managers within the next five years. Our mission is to actively create more living space. Therefore, we specialise particularly in larger residential construction projects (usually from CHF 20 million GAV). We accompany the development, construction, and initial letting and subsequently take over the intergenerational management of the properties.
Job Summary
As an Investment Manager with a strong financial analytical focus, you will work closely with the Director of Investment Management. You will be primarily responsible for the quantitative control of our investment strategies, financial modelling, and business planning according to Swiss GAAP FER. Additionally, you will play a central role in active portfolio management and drive complex divestment and optimisation scenarios based on key figures.
What you will achieve
Financial Modelling & Business Planning: Building and maintaining complex financial models (IRR/sensitivity analyses) as well as preparing business plans according to Swiss GAAP FER for our single asset club deals
Valuation: Sound property valuations of yield properties and construction projects, primarily based on DCF
Portfolio & Performance Management: Quantitative analysis of our existing portfolio including return-risk profiles, identification of value enhancement and divestment potentials
Transaction & Due Diligence: Preparation of property and transaction strategies as well as drafting well-founded investment memoranda for our investment committee
Market Intelligence: Ongoing market and location analyses to derive investment opportunities
Professional Representation: Contact person for complex financial and structural questions within the investment management team
What you bring with you
Completed university degree (Master's) in Finance, Banking, Corporate Finance or quantitative Business Administration
5-10 years of professional experience in highly quantitative roles, ideally in Real Estate Private Equity, Corporate Finance / M&A, Deal Advisory or Investment Banking
Excellent financial modelling skills (advanced MS Excel / Google Sheets) and a strong affinity for complex numerical data
Solid accounting knowledge (Swiss GAAP FER) as well as expertise in corporate and real estate valuation
Certifications such as CFA, CAIA or further training in Real Estate Finance (e.g. CUREM) are a strong plus
Strong analytical, interconnected thinking and the ability to succinctly communicate complex financial matters
Fluent German and English skills, both written and spoken.
