As part of the real estate sector, Terresta AG belongs to the Foundation for Art, Culture and History (SKKG). Fair and committed, Terresta manages the over 200 properties and lands of the SKKG, thereby ensuring the long-term preservation of the portfolio’s value, for example through responsible renovations and new constructions. In project development and in dealing with tenants, Terresta seeks economically, socially and ecologically sustainable solutions. Many of the over 2200 mostly simple apartments are located in the Winterthur area, along with commercial spaces ranging from small shops in the old town to open-plan offices in the Wintower. The income from the properties finances the activities of SKKG and Terresta.

Client Representative / Project Manager 80%
Your area of responsibility – this is what you are responsible for
- Representation of the client and consistent advocacy of their interests towards planners, contractors, authorities and other project participants using professional project management tools
- Overall responsibility for managing renovations and refurbishments from project initiation and commissioning through planning and realisation to handover and project completion, as well as new build and replacement projects from building permit application to project completion
- Responsibility for the overarching control and adherence to project objectives regarding costs, deadlines, quality, sustainability and risks, as well as early initiation of necessary control measures
- Clarification and assurance of project commissioning as well as management of project changes and their impact on costs, deadlines and quality
- Active leadership and co-design of interdisciplinary project teams as well as clear communication and decision-making in exchange with internal and external stakeholders. Preparation and facilitation of project decisions and early escalation in case of deviations and conflicts of objectives
- Conducting planner selection and competitive procedures for renovations and refurbishments
- Preparation of investment proposals as well as active financial management of projects, including annual budgeting, forecasts and internal reporting
- Participation in annual investment planning and strategic property development
- Assessment and ongoing optimisation of projects regarding profitability calculations, utilisation, operation and long-term value preservation
Our requirements – what you bring with you
- Completed studies in architecture or civil engineering (ETH/FH), ideally supplemented by further education in real estate management (e.g. CUREM or similar)
- Experience in project management / client representation of construction projects, especially new builds – preferably in residential and commercial construction
- Affinity for building culture issues
- Ideally knowledge in the preparation and awarding of planner, work and general contractor contracts
- Decisive personality with the ability to quickly grasp, prioritise and prepare complex matters appropriately for different levels, as well as consistently and solution-orientedly represent owner interests from the role of the client
- Independent, structured working style with high service orientation, entrepreneurial thinking and proactive action, assertiveness and negotiation skills
- Strong communication skills and enjoyment of teamwork
- Very good German language skills, spoken and written
