As part of the Real Estate division, Terresta AG belongs to the Foundation for Art, Culture and History (SKKG). Terresta manages the over 200 properties and lands of the SKKG fairly and committedly, ensuring the long-term preservation of the portfolio's value, for example through responsible renovations and new constructions. In project development and in dealing with tenants, Terresta seeks economically, socially and ecologically sustainable solutions. Many of the over 2200 predominantly simple apartments are located in the Winterthur area, along with commercial spaces ranging from small shops in the old town to open-plan offices in the Wintower. The income from the properties finances the activities of SKKG and Terresta.
For the Caretaking & Cleaning team, we are looking for a committed and service-oriented leader to start immediately or by arrangement in the role of
Head of Caretaking & Cleaning (80-100%)
Your area of responsibility – this is what you are responsible for
- You lead the Caretaking & Cleaning team, currently with nine employees, and develop it professionally and personally
- You are responsible for the cost centre budget, plan resources economically and ensure efficient use of personnel and materials
- You consistently implement the division's strategy as well as sustainability, safety and quality standards
- You continuously develop processes, workflows and services and actively drive digitalisation forward
- You accompany renovation, conversion and new construction projects from an operational and user-oriented perspective and incorporate the requirements of facility management at an early stage
- You manage and coordinate external service providers, review their services and ensure compliance with contracts, quality requirements and legal regulations
- You promote cross-departmental collaboration and act as a central interface to tenants, suppliers, authorities and internal stakeholders
- You support the division management with strategic issues and actively contribute to the further development of facility management
Our requirements – this is what you bring
- You have completed a technical or craft-based basic training as well as further training as a caretaker with a federal professional certificate (BP), maintenance specialist (BP) or head of facility management and maintenance (BP)
- You bring several years of professional and leadership experience in a comparable role in facility management, caretaking or technical building management
- You think entrepreneurially, recognise optimisation potentials, actively follow market, technology and industry trends and implement innovative solutions in a practical way
- You are characterised by strong planning, organisational and coordination skills, work in a structured, analytical as well as goal- and solution-oriented manner and keep an overview even in demanding situations
- You lead employees appreciatively, promote their development and create a motivating and trusting working environment
- You have a confident manner, strong communication skills as well as assertiveness and negotiation skills
- You are proficient in Microsoft 365 and ideally have experience with building control or energy management systems
- You hold a category B driving licence and have very good German language skills, both spoken and written
