About the job
Who we are
Guliver AG is an established real estate service provider with offices in Schlieren and Uster. We manage residential and commercial properties as well as condominium owner associations in the cantons of Zurich and Aargau – with an uncompromising commitment to quality and service, short decision-making paths, and a team of around ten people who manage properties with passion and entrepreneurial thinking.
To further expand our condominium ownership competence area, we are looking for an experienced, confident individual who takes responsibility, sets standards, and shapes their team professionally.
Your role
As Senior Property Manager STWEG, you independently manage a demanding portfolio of condominium owner associations in the cantons of Zurich and Aargau – from meetings to accounting to construction projects. You are the primary contact for owners, represent the face of Guliver, and take on a professional leadership role for younger colleagues. Scope for design, decision-making authority, and a high degree of independence are not mere phrases but part of the role.
Your daily tasks
Comprehensive management of your own STWEG/MEG portfolio in administrative, technical, and financial respects
Prepare, organise, moderate, and minute owners' meetings and implement the resolutions passed
Responsible for finances: budgets, annual and final accounts, as well as planning of renewal fund contributions in cooperation with property accounting
Support construction projects: plan, award, coordinate, and supervise maintenance, renovation, and refurbishment work – including larger repair projects
Handle damage and insurance cases independently
Ensure value retention through regular property inspections and proactive maintenance
Maintain network: competent contact for owners, committee members, authorities, craftsmen, service providers, and caretakers
Develop team: professional leadership and promotion of junior property managers and administrative staff
Expand portfolio: active participation in acquiring new STWEG mandates and expanding the customer base – from initial consultation through to offer submission and mandate takeover
Shape quality: contribute to the further development of processes, standards, and tools in the condominium ownership area
What you bring
Commercial training with further education as an administrative specialist aiming for a real estate management professional certificate
Several years of proven professional experience in property management, ideally in condominium ownership (STWEG/MEG)
Sound knowledge of Swiss tenancy and real estate law
Confident use of MS Office and common property management software (e.g. GaraioREM, ImmoTop2 or similar)
Strong service and customer orientation, confident demeanour, and negotiation skills
Independent, structured, and entrepreneurial working style with a high awareness of quality
Fluent German in spoken and written form; additional national languages or English are an advantage
Driving licence category B
What to expect from us
An attractive, demanding portfolio with great responsibility and scope for design
Professional leadership role with real influence on quality, processes, and team development
Modern, easily accessible workplace in Schlieren, flexible working hours, and the possibility of home office
Progressive employment conditions and targeted training and development opportunities
A dynamic team (around 10 people) with flat hierarchies and short decision-making paths
