Real Estate Development Project Manager (M/F)

As part of the development of our activity, we are looking for a Real Estate Development Project Manager to lead real estate operations in French-speaking Switzerland.

Your mission

As a true representative of the client, you take charge of your real estate development operations from feasibility studies to project delivery.

You are responsible for quality, technical and regulatory feasibility, budget and deadline compliance, while supporting investors in their strategic decisions.

You work closely with internal teams (Acquisition, Finance, Legal, Marketing, Works, Architecture) as well as with all external partners: architects, engineers, contractors, authorities, notaries, banks, brokers and investors.

Your responsibilities

Manage the development of operations

Manage real estate projects from the study phase to their delivery.

Advise investors on technical, contractual and organisational choices.

Define development strategies for operations.

Conduct and coordinate technical, regulatory, economic and programmatic feasibility studies.

Design real estate programmes in line with market expectations and profitability objectives.

Coordinate studies and consultants

Organise consultations and calls for tenders for architects, engineers and specialists.

Negotiate their contracts and ensure their management in accordance with SIA standards.

Supervise architectural studies and ensure their regulatory compliance.

Manage administrative procedures until authorisations are obtained.

Ensure technical and financial monitoring

Ensure consistency of the overall budget and project schedules.

Update financial plans in collaboration with Finance teams.

Monitor deadlines, calls for funds and contractual commitments.

Produce regular project reporting and ensure proper maintenance of internal tools.

Represent the client

Validate technical and architectural choices.

Supervise pre-delivery, reception and defect rectification phases.

Anticipate and manage technical, legal and contractual risks.

Participate in project enhancement

Contribute to Swissroc's development

Depending on projects and opportunities, you may also:

participate in land acquisitions;

contribute to sourcing financing or investors;

support condominium conversions;

draft development agreements;

participate in developing Swissroc's partner network.

Your profile

You are passionate about real estate development and enjoy managing projects in their entirety.

You like coordinating multidisciplinary teams, making decisions, anticipating risks and advancing projects pragmatically.

Education

Higher education in real estate, architecture, urban planning, construction, civil engineering, land use planning or equivalent training.

Experience

Minimum 5 years of experience in real estate development in French-speaking Switzerland.

Proven experience within a real estate developer, general contractor, project management office or similar structure.

Good mastery of the different phases of a real estate operation, from acquisition to delivery.

Skills

Excellent knowledge of Swiss regulations and SIA standards.

Mastery of authorisation procedures.

Good understanding of contractual and financial arrangements.

Ability to manage several operations simultaneously.

Ease in negotiating with private and public partners.

Excellent writing and interpersonal skills.

Good command of English is an asset.
