About the job
The company Investissements Fonciers SA (IFSA), based in Lausanne (www.lafonciere.ch), is a real estate fund management company active for over 70 years. It currently manages two funds with complementary strategies: La Foncière, a listed real estate fund mainly invested in residential properties in French-speaking Switzerland, and La Foncière Urban Development L-QIF, dedicated to the development of residential and mixed-use real estate projects and intended for qualified investors. IFSA is recognised for its expertise, long-term vision, and quality of management.
As part of its development, IFSA is looking for an Asset Manager wishing to actively contribute to the performance and enhancement of the real estate portfolio of the La Foncière fund, within a dynamic and committed team. Reporting directly to the Head of Portfolio, you play a key role in the management and development of the real estate portfolio. At the interface between investment strategy, operational management, and financial performance, you safeguard the owner’s interests, manage external partners, and actively contribute to long-term value creation.
Your role and responsibilities:
Manage asset performance
- Ensure the operational, technical, and financial monitoring of a portfolio of residential buildings, ensuring their general condition and proper operation.
- Work closely with property management companies to ensure effective and quality management of the buildings and coordinate the necessary actions to achieve the defined objectives.
- Analyse key performance indicators, including rental status, vacancy, rental losses, collections, changes in charges, as well as technical, energy, and sustainability indicators.
- Integrate and manage, in collaboration with internal teams and relevant partners, energy, environmental, and regulatory issues in maintenance, investment, and renovation decisions.
- Identify levers to optimise income and expenses and ensure the efficiency of the resources used.
- Prepare and monitor operating budgets, analyse variances, and implement necessary corrective measures.
- Conduct building visits, identify maintenance, renovation, or restoration needs, and monitor the implementation of necessary measures.
- Defend the fund’s interests in lease negotiations as well as in dispute situations.
Develop the potential of each building
- Define and evolve strategies per building in line with the fund’s objectives and market prospects.
- Identify value creation levers: optimisation of rental income and charges, asset repositioning, investments, and renovations.
- Prepare and monitor business plans, operating budgets, and investment plans.
- Analyse results, anticipate variances, and propose concrete measures to improve financial performance.
Your profile
- You hold a higher education degree in real estate, building technology, finance, business economics, or an equivalent field.
- You have proven experience in real estate, ideally in Asset Management, and understand the operational, technical, and financial challenges of a real estate portfolio.
- You have a strong interest in ESG issues and sustainability in real estate.
- You possess good technical knowledge of buildings and their installations, as well as the ability to assess maintenance needs and evaluate the relevance of solutions proposed by specialists.
- You are capable of taking a step back, developing a strategic vision of assets, and translating it into concrete actions.
- You demonstrate autonomy, rigour, and an analytical mind, while knowing how to take initiatives and assume your responsibilities.
- You are comfortable communicating with various stakeholders and know how to mobilise external partners around common goals.
- You have a perfect command of French. Good knowledge of German is an asset.
We offer you
- A varied and responsible role at the heart of the activities of a real estate fund management company.
- A demanding and human-scale professional environment, offering a transversal and strategic vision of portfolio management.
- Close collaboration with the Head of Portfolio and internal teams, as well as with external partners.
- The opportunity to actively contribute to the performance, enhancement, and sustainable development of the real estate portfolio.
- A workload of 80 to 100% and a starting date to be agreed.
