Your job? Your responsibility for good living!
At the Allgemeine Baugenossenschaft Zürich (ABZ), the largest housing cooperative in Switzerland, we do not simply manage living space. We create the foundation for affordable housing and vibrant neighbourhoods.
You will take on the professional, tenant-oriented and legally compliant management of a residential and commercial portfolio and accompany demanding construction and renovation projects. With your organisational talent, you coordinate collaboration with residents and internal departments, ensure smooth processes and actively engage in projects.
Are you ready for a varied role with a lot of personal responsibility in a modern environment? Then definitely read on.
Your tasks: Organise, control, coordinate
- Your portfolio in the best hands: You are responsible for the commercial management of your residential and commercial portfolio, from terminations and move-outs to re-letting. You keep an overview and ensure professional care of your properties.
- Contract management and documentation with insight: You check rental contracts and also independently draft contracts with special provisions. You ensure high data quality and compliance with our internal standards.
- Finding solutions when it gets challenging: You handle complex cases – from dunning processes and payment arrears to tenant and neighbourhood conflicts as well as exclusion procedures. With empathy, tact and a clear stance, you develop sustainable solutions. You also support your colleagues in commercial management with demanding tenancy law issues and challenging situations and work closely with internal and external partners.
- Contact person with foresight: You are the first point of contact for residents and members. You provide competent advice on tenancy agreements as well as heating and ancillary cost statements, coordinate settlement-specific communication, maintain exchange with settlement commissions and participate in tenant annual meetings.
- Actively shaping projects: You take partial responsibility for decommissioning, initial lettings and commissioning of new buildings and accompany various renovation projects. In addition, you actively contribute to internal projects and process developments and ensure meaningful reporting.
- Leadership in the settlement area: Together with the team management, you coordinate and support the part-time employees of your settlements from hiring through entries and exits to ongoing support. This ensures successful collaboration and smooth processes.
Your profile: Expertise with empathy and structure
- The foundation: You have completed a commercial or equivalent education and have several years of professional experience in property management.
- The backpack: You have successfully completed further training in property management with a federal diploma and are eager to apply your knowledge effectively with us.
- Your working style: You think entrepreneurially, quickly analyse complex contexts and approach problems in a structured and goal-oriented manner. You are used to working independently and adapt flexibly to changes.
- Your personality: You communicate confidently in German and interact with diverse stakeholders in a confident and appreciative manner. With your pragmatic, solution-oriented approach, you find sustainable solutions and value teamwork.
- The tools: You have very good MS Office skills, quickly familiarise yourself with new systems thanks to your IT affinity and hold a category B driving licence.
- Your commitment: You are willing to attend occasional appointments outside regular office hours.
