The Role

Exciting opportunity to join PureGym as a Property Manager!
In this brand new role, you will support the smooth operation of the Pure Gym Estate alongside the Development Team (Project Managers), the Facilities Team (Facilities Managers), the Property Team and the Property Management Assistant.
The Property Acquisition Team is the key component in everything Pure Gym is about – expansion! The team sources and delivers new site acquisitions across the United Kingdom and works closely with the Property Development Team on construction and fit-out planning.
Lease matters:
You must be familiar with all leases in the estate.
Communicate with lawyers, landlords, agents and the finance department regarding rent reviews
Monthly update meetings with the property and development teams
Ensure the property management system is up to date and accurate
Handle boundary issues and disputes over liabilities in leases
Ensure the Horizon database is accurate and current
Prepare financial information for monthly reporting
Service charge & business rates:
Review annual service charges from landlords (agents) against leases and report where necessary.
Assist in organising information required for appeals to obtain discounts and reductions for clubs that may be unable to open for various reasons
Support Facility Management:
Operational support for the Facilities Management function. This includes acting as deputy Facility Coordinator during absences, managing and tracking warranty and defect issues from new builds and refurbishment projects, and coordinating communication with contractors, landlords and internal stakeholders.
Responsible for investigating and enforcing landlord obligations regarding building construction and services (including roof, facades, HVAC, heating and other landlord-maintained elements) and ensuring defects and maintenance issues are promptly addressed and resolved.
Planning & projects:
Experience in planning. This includes signage applications, building permits and Class E – 24/7/365 trading
Work jointly with lawyers on planning disputes or enforcement notices
Take on all property-related special projects as required by the Property Director / CFO
Decay & repairs:
Communicate with landlords regarding any notices of decay. Submit requests where necessary and work with the Facilities Team and lawyers to ensure all required works are completed and notices fulfilled
Collaborate with the Facilities Team to ensure a full understanding is agreed on where repair responsibilities lie between landlord and tenant at each Pure Gym location, consulting leases as needed to answer queries
Ensure Pure Gym landlords comply with lease obligations, particularly regarding the provision of services as well as repairs and maintenance
Sublet properties:
Manage Pure Gym’s sublet properties and seek opportunities to increase potential income where possible.
Meetings:
Weekly update meeting/teleconference with the property team
Monthly 1:1 with the estate manager
Monthly update meeting/teleconference with the development/facility team
The Person
Fluent in German and English (French is advantageous)

Holds a qualification in property management at degree level or equivalent.
Previous experience in a similar role with a multi-site user
