Condominium ownership is considered the most demanding discipline in property management: many owners, many opinions. We consider it the most interesting – provided the framework conditions are right. For us, that means six to eight mandates per person, short decision-making paths, and an environment that is rare in this industry: As part of ADT INNOVA GROUP AG, we cover development, construction, sales, and management. Around 90 percent of our condominium ownerships therefore come from our own company. If something is wrong with a facade, you don’t have to research who installed what back then. You just go two doors down.
Why this position exists
We are growing organically and want a portfolio that is well maintained. This position creates the space for that – instead of rescuing quality through overtime.
What you will take on
You will manage your own condominium ownerships – from the owners’ meeting through budget and renewal fund to collaboration with tradespeople and the owners’ committee. You are the person who responds for the ownerships and report directly to senior management.
You retain what requires assessment: the substantive control of invoices, decisions on measures, and discussions. The administrative tasks should be background noise – recorded and coded in accounting, and with the switch to "PROPbase" we are building AI-supported processes, from defect recording to correspondence. Not to rationalise work away, but so you can focus on the actual tasks in your portfolio. Anyone with ideas can advance them with us and implement them with the team.
When it fits
You bring experience as a property manager, ideally with a professional certificate. Commitment counts a lot with us – but it does not replace experience: We don’t want to have to explain what to do, but how things work here. You take over your mandates from the team, with a clean handover from the colleagues currently managing them. After that, we let you run: You decide in your mandates, we are in the background when you need us.
With a defect list, you want to understand the construction, not just the deadlines. Driving licence category B and your own car: We don’t have a fleet, but we reimburse travel. Some things are resolved faster on site than by email. Very good German skills are required, English is an advantage.
We don’t have a career ladder with many rungs – but we do have construction projects realised in-house, new processes being developed, and training that we support.
What we offer
Regarding salary, we pass the ball to you: Tell us your expectations and we will openly tell you what comes with it and where our framework lies – bonus for good performance, 60 percent of pension fund contributions paid by us. Workload, start date, and training are not fixed for us but topics for discussion.
Equally important to us is your time. The week comprises 42.5 hours, Fridays finish at 4:00 pm, followed sometimes by an aperitif. If there is an evening appointment or it gets late, you compensate the time without anyone raising an eyebrow. Five weeks holiday. The office is closed over Christmas and New Year.
We work in the office, two minutes’ walk from Stettbach station: live at home, work here. If something comes up at home, one day working from there is possible – as an exception, not a model. Fitness centres, restaurants, and takeaways are within walking distance at lunchtime. Ten people in the team, plus room for your own projects within management.
