Your tasks
- You act as client representative for construction projects, from the planning and building permit phase through tendering/awarding to architects/specialist planners/general planners/contractors/technical planners, realisation up to handover to asset management (operation) including completion of warranty work
- You are responsible for the professional and disciplinary leadership of up to three employees in construction management
- You provide support and participate in site and project developments
- You are involved in ongoing project optimisations (development phase to project completion)
- You ensure implementation requirements (quality, deadlines) are met with all stakeholders and compliance with planning investment credits
- You prepare project specifications and project manuals
- You capture user and tenant needs in collaboration with internal and external specialists
- You coordinate tenders for general contractor/technical contractor mandates as well as for direct planning and construction services
- You prepare and coordinate planning and execution budgets for the responsible committees
- You prepare construction cost estimates from feasibility studies and participate in budgeting and evaluation processes
- You provide support and collaborate with asset management in marketing and leasing
- You manage and develop overarching topics such as lean construction, BIM, photovoltaics, e-mobility, CO2 reduction pathways etc.
- You lead the establishment and maintenance of a construction cost database and benchmarking
- You maintain close cooperation with site/project development and portfolio/asset management as well as finance (accounting, controlling)
Your profile
- You have a qualification as an architect or civil engineer ETH/FH, ideally with further training in construction/project management, business administration or real estate management (MAS, MBA, CUREM, MScRE).
- You have at least 10 years of client- and investor-side professional experience in project management, preferably across all planning and realisation phases, including competition and selection procedures
- You also have at least three years of leadership experience with direct personnel responsibility
- You possess a strong entrepreneurial and business understanding and make decisions consistently considering profitability, risks, opportunities and long-term value creation
- You think solution- and option-oriented. Even in complex or dynamic project situations, you develop alternative courses of action, weigh them against each other and make pragmatic decisions.
- You work extremely carefully, structured and reliably. You have high quality standards, deadline and result orientation as well as a responsible approach to risks and details are natural to you.
- You have a high level of resilience, endurance and perseverance. Even under time pressure, in demanding negotiations or politically challenging project environments, you act calmly, focused and goal-oriented.
- As a team player with a strong service orientation, you succeed in bringing together different interests and representing HIAG professionally and convincingly towards authorities, planners, tenants and other stakeholders.
- You lead interdisciplinary teams proactively and decisively. You provide orientation, take responsibility and consistently lead projects to success even in demanding situations.
- Besides German, you speak other languages; French and/or English are advantageous
- You continuously engage with topics in construction law, economics, construction planning, sustainability and can correctly assess the opportunities and risks of technological and digital transformation
