Client Representative, Project Manager Development & Construction 80 - 100% (m/f/d)
Your Responsibilities
- Client representation and project management: Assuming the client role for development, new build, and renovation projects across all planning and realisation phases. Evaluation, commissioning, and management of planners, specialists, and other external service providers
- Project control: Overall responsibility for compliance with quality, costs, and deadlines, as well as initiating appropriate control and optimisation measures
- Project development: Independent development of real estate projects up to building permit, including conception, product definition, target group determination, and positioning
- Strategy and profitability: Development of development strategies, variant studies, and decision-making bases, as well as preparation and assessment of profitability and investment calculations
- Budgeting and controlling: Participation in investment and budget planning, monitoring of project budgets, and ensuring meaningful project controlling and reporting
- Market, location, and potential analyses: Conducting and coordinating market, location, and demand analyses in collaboration with internal and external partners
- Stakeholder and interface management: Representing owner interests as well as professional communication and coordination with authorities, neighbours, tenants, internal departments, and other stakeholders
- Risk management: Identification, analysis, and active management of project risks throughout the entire development and realisation phase
- Construction administration and quality assurance: Overall management of contract matters, cost and schedule tracking, invoice verification, and project documentation. Ensuring execution quality and scheduling
- Tendering and procurement: Preparation, execution, and evaluation of tenders as well as support of awarding processes from the client’s perspective
- Acceptance and commissioning: Management of acceptances, ensuring defect rectification, and support of project handover
- Due diligence and acquisition: Support in technical due diligence, analysis and evaluation of plots and construction projects, as well as identification of development potentials in close cooperation with the acquisition team
- Consulting asset management: Support with construction-technical, economic, and marketing-related issues throughout the entire lifecycle of the properties
Your Profile
- Completed studies in architecture, civil engineering, or a comparable field (ETH/FH) and ideally further training in construction/project management, business administration, or real estate management (e.g. MAS, MBA, CUREM, MScRE)
- At least 10 years of professional experience in project development and project management across all planning and realisation phases, including competition, selection, and awarding procedures
- Several years of experience as a client representative or project manager, preferably in an architectural office, with a construction manager or general/subcontractor; at least 5 years in a responsible client role
- Sound knowledge of project and construction process management as well as pronounced architectural, construction-technical, and business understanding
- Very good knowledge of legal basics, planning and approval processes, construction and contract law, as well as relevant standards; confident in handling planner and work contracts
- Confident in assessing profitability and investment calculations as well as analysing economic contexts throughout the entire project lifecycle
- Strong leadership, communication, and negotiation skills with the ability to manage interdisciplinary teams, make decisions in committees, and professionally represent different stakeholders
- Entrepreneurial, structured, and goal-oriented working style with high initiative, organisational skills, and consistent project control
- Strategic and holistic thinking ability with interest in current developments in architecture, urban planning, construction law, sustainability, markets, as well as digital and technological transformation
- Very good Microsoft Office skills; experience with Provis is an advantage
- Fluent in German, both spoken and written; French skills are an advantage
- Personality: independent, assertive, responsible, reliable, honest, innovative, as well as service- and team-oriented.
